Nick Marrocco, President
Mr. Nick Marrocco brings over 25 years experience in construction, development, operations and finance. He has extensive knowledge in design, team assembly, planning and implementation of high standard business practices. His experience includes 4 years of finance, 7 years in construction and 15 years as an owner/operator of Gateway Development Partners.
Mr. Marrocco has had experience operating as a strategic partner to numerous fortune 500 companies including; Walmart, Publix, Square D, Boeing, Eaton Corporation, Baxter, and Siemens as well as many large privately held organizations.
Mr. Marrocco’s core competencies are in finance, new development, re-development, and capital improvement, as well as consulting on acquisitions and organic growth strategies. Mr. Marrocco has successfully worked on and completed over $10 Million in contract consulting assignments and has operated in an advisory and or principal role on a combination of over $3 Billion of new development and re-development projects.
Mike Fleck, Principal
Mike Fleck is a veteran real estate developer and strategist with over 20 years of experience leading transformative residential, commercial, and mixed-use projects throughout the Midwest and Southeast. As a founder of Gateway Development Partners , Mike plays a key role in identifying opportunities, structuring complex deals, and advancing high-impact developments from concept to completion.
His expertise spans site acquisition, entitlements, public/private partnerships, investor relations, and vertically integrated project execution. Mike’s work is rooted in the belief that real estate can do more than generate returns, it can catalyze revitalization, create place identity, and improve quality of life. He has led or co-led major developments with a focus on suburban downtowns and emerging urban corridors where thoughtful density, walkability, and economic impact align.
Mike spent several years at Miller Valentine Group as a Senior Multifamily Developer, where he led large-scale housing developments. There, he gained deep experience in market-rate and workforce housing, regional site selection, and institutional partnerships, further expanding his geographic reach and development expertise.
Earlier in his career, Mike interned with the Walt Disney World Corporation, gaining formative experience in customer experience, brand storytelling, and operational excellence, values that continue to inform his approach to placemaking and real estate development today.
